Areas to live in San Clemente:

North Beach: A hidden beach neighborhood between Pico and Palizada, this community is comprised of both single family and multi-unit zoning. This area is seeing gentrification and is being slowly discovered by investors. Duplexes begin in the $800,000 range and single-family homes begin around $850,000, all beach-close property.

Southwest: Arguably one of the most desirable neighborhoods to live in, Southwest is one of the older neighborhoods in San Clemente. Located between Trafalgar Street to Trestles, each house has unique style, giving this area a wonderful sense of character. Homes in this neighborhood begin at $900,000 and escalate up to $3 million plus. Cyprus Cove, Cyprus Shores, Breakers: This gated community is the most Southern subsection of Southwest. It is an incredibly desirable place to live with private beach access and a true community feel. Homes are not often listed in here and are usually sold very quickly.

Southeast: Just East of the freeway from Southwest, this area extends up the eastern hill. Properties in this area often overlook the Public Golf Course and can boast some unbelievable panoramic ocean views. Presidential Heights is a desirable condo community in this area beginning at $550,000 up to $750,000.

Central Pier Bowl: This is the area in the topographical bowl rising up from the San Clemente Pier. It is the heart of San Clemente, where most of the activity originates. It is primarily condos and thus, a more dense area. Owners often lease their properties in the pier bowl as weekly vacation rentals. The pier's fireworks on the 4th of July are not to be missed!

Northern: To most locals, this is known as the area near Trader Joe's, bordering Capo Beach. It is near San Clemente's Movie Theater and the Shorecliffs Golf Course. There are some condos both east and west of the freeway beginning at $639,000 as well as some large luxurious homes from $2.5 million within coveted Sea Pointe Estates.

Rancho San Clemente: As you head inland on Pico, just before you get to Talega, you will find Ranch San Clemente. It is a quaint area on a Northern Facing hill just past San Clemente High School . These homes often have wonderful ocean views. In this area you will find Villa Pacifica, one of the least-expensive condo developments in San Clemente. But, don't think that is all RSM has to offer. This area has beautiful, more expensive homes as well as the RSM Swim and Tennis Club and a complete business district. You will also find beautiful hiking trails such as Ridgeline.

Talega: The newest community of San Clemente, Talega boasts an athletic club, a champion golf course, parks and sports fields, schools, more than 2000 acres of open space and 19 miles of hiking trails. Talega has small condos from $550,000 and large estates for $3 million.

Forster Ranch: Adjacent to Talega in the Easterly area of North San Clemente, Forster Ranch is a pleasant arrangment of several neighborhoods and includes The Reserve, a high-end gated ocean view community consisting of the Reserve North, South, East and West. There are several pools, playgrounds, parks and walking paths scattered throughout Forster Ranch.

Marblehead: An area that is now easy to access thanks to the newest exit from the I-5 freeway, Ave Vista Hermosa. These houses and condos sit on a sloping hill that allow for some wonderful views of the ocean and a large canyon that is a buffer between North San Clemente. This desirable community is close to San Clemente High School and a local church. It will be extended with Marblehead Coastal.

Marblehead Coastal: In the making, this is a development causing a lot of buzz for North Beach, due to its close proximity to that neighborhood. It will include residential homes, a 125 room hotel and 24 commercial buildings (Marblehead Promenade), a theater and bookstore. For more information please see the city's website here.
